Important Rules, Regulations, and Reminders

  • CICAA, Illinois’ Common Interest Community Association Act. 
  • Declarations and Covenants and amendments (Where conflicted, CICAA and Illinois Law supersede the declarations)
  • Bylaws
  • Energy policy - provides guidelines for solar panel installation
  • Playhouse rules/regs - provides guidelines for playhouses
  • Leasing R&R - limits leases to 5% of homes in Wedgewood (12 homes). Owners must notify the board if intending to rent property and submit proof of background checks and current lease no later than date of occupancy.
  • Crime Free Lease Addendum - Agreement that tenants shall not engage in illegal activity.

Current Use Restrictions Summary (Declaration of Covenants. Article VI. Use Restrictions)

  • Section 1. Retention pond care and use 
    • All homeowners are responsible for maintaining the ponds.
    • The ponds are the private property of the homeowners that surround the pond.
    • The homeowners on the pond (and anyone else for whom they give permission) may fish in the pond on the homeowner's private property.
    • The ponds are not open to the public for fishing.
    • You may not fish on the pond even if you are a Wedgewood resident (unless you have permission from a homeowner that lives on the pond and you are fishing on THEIR portion of the property.)
  • Section 2. The restrictions here regarding antenna, satellite, and solar heating violate state and federal rules. The board adopted an energy policy to clarify solar panel installation policies.
  • Section 3. Recreational Vehicles such as boats, trailers, campers, etc are not allowed to be on a lot unless in a fully enclosed garage.
    • Commercial trucks cannot be parked in the driveway unless on a service call.
  • Section 4. Above ground pools are not allowed (except for children’s wading pools)
  • Section 5. Limits materials which can be used on building exteriors
  • Section 6. Minimum building size for multi-story and one-story dwellings. 
  • Section 7.  Lots shall be graded, and such grades shall be maintained, in compliance with the master grading plan affecting such Lot.
  • Section 8. No structure of other facility located upon the Subject Property shall be occupied or utilized for the purpose of a model home and/or sales and or construction office without the prior written approval of Declarant,
  • Section 9. No sheds or detached garages. Playhouses and gazebos must abide by guidelines in section 5 (and playhouse R&R).
  • Section 10. Fences - no chain link or cyclone fences. The finished surface must face outward.
  • Article VII, section 1. Exterior modification projects require board approval.

*If you believe a homeowner is violating these rules, please report it to a member of the board.

*Please note, the City of Joliet has additional rules that residents must follow. The city’s website is very helpful. If the city’s rules are violated, contact the City of Joliet’s neighborhood services.

Property Modifications

The HOA needs to approve any modification to the exterior of your home/property. Interior projects do not require HOA approval. Printable and online forms are available on the property modification tab.
